Spec Seating exists because specifying custom seating should not require a leap of faith. Designers and FF&E specifiers routinely draw banquettes, booths and chairs that no catalog makes, then hand the drawings to a fabricator and hope the result matches the schedule. Spec Seating (a line by EASEN Commercial Furniture) is organized around the opposite principle: the drawing, the yardage and the finish codes are agreed before anything is built.
How we work
We start from your documents - plans, elevations, the FF&E schedule and the finish specification. Each custom item gets a dimensioned shop drawing with construction notes and a COM/COL quantity calculated from the actual cut plan. You mark it up, we revise, and production starts only on an approved drawing. Strike-offs and pre-production samples are available when a detail needs to be seen before it is signed. When the order ships, each package carries your item number and location, so installers place pieces against the plan rather than by guesswork.
The factory
We are a factory, not an agent. Our production base is in Lecong, Shunde District, Foshan, in Guangdong Province, China - the world's largest furniture trading hub, with the frame, foam, metal, stone and upholstery supply chain within a short drive. That proximity is what lets us build to a drawing at contract scale: hardwood and steel frames, high-resilience foams, welts, channels and trims are made and assembled under one roof, then export-packed and shipped direct by sea. We say plainly that the work is made in China. For specifiers, the practical advantages are factory-direct pricing on custom work, direct communication with the people who build the item, and the ability to engineer around a difficult site condition rather than refuse it.
Who it is for
Hospitality architects, interior designers, FF&E specifiers and procurement firms working on restaurants, hotel food and beverage outlets, bars, lounges and members' clubs in the US, UK and Europe. Projects range from a single site-specific banquette to complete seating packages for a venue.
Experience
Across EASEN Commercial Furniture, our team has delivered seating and furniture for a Sichuan restaurant in Beijing, the CHIO cafe-lounge in Guangzhou, a Sichuan restaurant in Hangzhou and a hot pot restaurant in Hanzhong. Those projects taught us that the details that matter on site - section joints, base heights, fixing, durability under heavy use - have to be solved on paper first.
What we do not claim
We do not publish certifications we do not hold. Flammability and performance requirements are met item by item: we specify foams and fabrics to the destination market's rules on request and supply test reports for specific items where available. Lead times are typical ranges confirmed in each quote, and prices are quoted per project.
